When a sewer lateral is cracked, collapsed or root-crushed along its length, a spot repair will not hold and the line has to be replaced. A full replacement puts in a new lateral from the house connection out to the county main, permitted and inspected end to end, so the backups stop for good.

It is the biggest sewer job and the one worth doing once, correctly. Here is how we decide a line is past repair, what the work involves in Auburn Hills, and what sets the cost.

When replacement beats repairing the line again

A single defect gets repaired. Replacement is the answer when the camera shows the trouble is everywhere, not at one spot: a lateral that has collapsed, a run riddled with cracks and root intrusion at joint after joint, a pipe so scaled or bellied that clearing it buys only a few months, or an old clay or cast iron line that has simply reached the end. In the older cores of Auburn Heights, Pontiac and Rochester, a lateral can be seventy years old and failing in several places at once, which is where repeated repairs stop making sense.

What a lateral replacement involves

A replacement follows a clear sequence. We camera and locate the full run so the path, depth and the county connection are known. The old lateral is excavated, usually open-cut, from the house footing out toward the main. New pipe, typically PVC sized to the home, goes in at the right slope with a fresh cleanout for future access. The connection at the county side is made to the Water Resources Commissioner’s requirements, the work is inspected before backfill, and the trench is restored. Where the yard makes open-cut hard, a trenchless approach is sometimes an option worth pricing.

Permits, the county bond and inspection

Replacing a lateral is permitted, bonded work. The plumbing permit comes from the Auburn Hills Community Development Department. The connection to the sanitary system goes through the Oakland County Water Resources Commissioner, which requires a cash deposit, a current surety bond and liability insurance naming its office on file before connection work, and an inspection with advance notice before the trench is closed. We carry and schedule all of that, and the replacement is built to the 2021 Michigan Plumbing Code. This is a reason the job belongs with a licensed contractor rather than a weekend dig.

Driveways, trees and restoring the yard

Where the lateral runs decides how disruptive the job is. A straight run through open lawn is the simplest. A line under a driveway, a patio, a mature tree or the street approach means cutting and restoring those surfaces, which we plan for up front so there are no surprises. On the larger wooded lots in Bloomfield and Orion, tree roots are often what killed the old line, so we route and bed the new pipe to keep them from finding it again. Restoration, grading and seeding are part of the scope, not an afterthought.

What a sewer line replacement costs

Length, depth and what sits on top drive the price. A short, shallow lateral through open lawn is the low end; a long or deep run under hardscape or the street is the high end. The method matters too, since open-cut and trenchless price differently. Permits, the county bond and restoration are real line items we name rather than bury. Because it is a one-time job done to code and inspected, the value is in not paying for the same backups year after year.

Sewer line replacement around Auburn Hills and nearby cities

  • Plumber in Pontiac

Seventy-year-old clay and cast iron laterals here often fail in several places at once, the classic case for replacement.

  • Plumber in Rochester

Older downtown homes sit over original laterals near the end of their life where repeated repairs stop paying off.

  • Plumber in Rochester Hills

Early-subdivision laterals crushed by roots or settled on clay sometimes need full replacement rather than another repair.

  • Plumber in Bloomfield Township

Large wooded lots mean long laterals under mature trees, where root-crushed lines are replaced and re-routed away from roots.

  • Plumber in Birmingham

Established neighborhoods with old trees and clay-era pipe see collapsed sections that call for a new lateral.

  • Plumber in Orion Township

Long rural laterals that have failed across their length are replaced out to the connection in one permitted job.

  • Plumber in Troy

Settled clay and bellied sections under hardscape are replaced with proper slope and a new cleanout.

  • Plumber in Waterford Township

High water tables and shifting soil near the lakes collapse aging laterals that need full replacement to stay sound.

  • Plumber in Oakland County

County-wide, a lateral failing throughout on clay soil is the job that replacement, not repeated repair, finally ends.

Sewer line replacement questions from Auburn Hills customers

How do I know my sewer line needs full replacement, not repair?

The camera decides it. One cracked or offset section is a spot repair. Replacement is for a line failing throughout, collapsed, cracked at joint after joint, heavily root-crushed, or an old clay or cast iron lateral at the end of its life. If the damage is everywhere, repairing one spot just moves the next backup down the pipe.

Is a permit required to replace a sewer lateral?

Yes. It is permitted and bonded work. The plumbing permit comes from Auburn Hills Community Development, and the connection to the sanitary system goes through the Oakland County Water Resources Commissioner, which requires a deposit, a surety bond and insurance on file and an inspection before backfill. We carry those and schedule the inspection so the job passes.

Will you have to dig up my whole yard?

Not the whole yard, but the path of the lateral. We locate the run first so the trench follows it, and where the line crosses a driveway, patio or mature tree we plan the cut and restoration up front. A trenchless option can reduce digging on some jobs, which we price against open-cut so you can compare.

How long does a sewer replacement take?

A straightforward lateral through open lawn is often a one- to two-day job including inspection, while a long or deep run under hardscape takes longer. The schedule also depends on the county inspection and any surface restoration. We give you a realistic timeline with the estimate, including when water and drains are usable during the work.
